What Happens During a Home Inspection
A Clackamas County Homebuyer's Guide
Home Inspection in 10 Seconds:
- Takes 2–4 hours
- Covers major systems + structure
- Not pass/fail
- Used for negotiation
- Gives buyers clarity before closing
Read on for more details about this step of the home buying process.
You can tell a lot about a home just by walking through it. A well maintained home really stands out. Deferred maintenance can be a red flag to look deeper for more things the former owner neglected.
I absolutely think that clarity matters.
Let’s break it down in a simple, real-world way so you know exactly what to expect.
🔍 What Is a Home Inspection, Really?
A home inspection is a professional evaluation of a property’s condition.
The goal isn’t to pass or fail the house.
It’s to identify issues, risks, and future maintenance items so you can make a smart decision.
Think of it like this:
👉 You’re not buying a perfect home.
👉 You’re buying a home you fully understand.
🛠️ What Does the Inspector Actually Look At?
A standard home inspection covers the major systems and structure of the home:
Exterior
- Roof condition
- Siding and paint
- Drainage and grading
- Decks and porches
Interior
- Walls, ceilings, and floors
- Windows and doors
Major Systems
- Electrical panel and wiring
- Plumbing (including water heater)
- HVAC (heating & cooling systems)
Structural Components
- Foundation
- Crawlspace or basement
- Attic and insulation
Safety Items
- Smoke/CO detectors
- Stairs and railings
They’re looking for:
- Safety concerns
- Deferred maintenance
- Potential big-ticket repairs
⏱️ How Long Does It Take?
Most inspections take 2–4 hours, depending on the size and condition of the home.
And here’s my advice to every client:
👉 Be there.
If you can't be there for the whole thing, I advise all of my clients to attend the last 30 min for a personal reveiw with the inspector. Being able to walk around and talk with your inspector and ask questions is very informative.
📄 What You Get After the Inspection
Within about 24 hours, you’ll receive a detailed report that includes:
- Photos of issues
- Notes on severity
- Recommendations for repair or further evaluation
Important:
The report will look overwhelming. That’s normal.
Even really well maintained homes can have long reports.
⚠️ The Biggest Misconception About Inspections
A lot of buyers think:
“If the inspection finds issues, the deal is dead.”
That’s not how it works.
Almost every home has something. The key is understanding:
- What’s serious
- What’s routine maintenance
- What’s negotiable
🤝 What Happens After the Inspection?
Once you review the report, you typically have a few options:
1. Move forward as-is
If everything looks acceptable.
2. Request repairs
This is very common—especially for bigger items like:
- Roof issues
- Plumbing problems
- Electrical concerns
3. Renegotiate the price, or ask for credits in lieu of repairs for your closing costs. This can be very smart!
Sometimes instead of repairs, you negotiate money.
4. Walk away
If something major comes up and it doesn’t make sense to move forward.
💡 Pro Tip (From Experience)
The inspection isn’t about finding a “perfect” house.
It’s about answering one question:
👉 “Is this still the right home at the right price, knowing what we now know?”
That’s how smart buyers make confident decisions.
🏡 What This Means in the Clackamas County Market
A lot of homes in our area—especially in places like Oregon City, Milwaukie, and Beavercreek—have:
- Older roofs
- Mixed updates over time
- Unique property features (wells, septic systems, outbuildings)
That makes inspections even more important. Most of the surprises come from areas that people don't regularly monitor, crawlspaces, attics, underground systems.
Not to scare you—just to give you clarity and leverage.
🎯 Final Thoughts
The home inspection is not something to fear.
It’s one of the most powerful tools you have as a buyer.
It gives you:
- Confidence
- Negotiating power
- A clear picture of your investment
And when you approach it the right way, it can actually make the entire process feel more in your control.
If you’re thinking about buying and want a simple breakdown of what your inspection might look like on a specific home, reach out anytime.
I’m always happy to walk you through it.
